We originally used a Realtor® from a much larger Miami Valley real estate firm with offices throughout the area. However, we soon discovered that our agent never conducted the open houses herself, but instead used an agent from another office across town. A family friend stopped by anonymously, and in questioning the showing agent about the schools, what the community had to offer, mentioned that she wasn’t that familiar with the area!

Our listing agent explained that her real estate company generally uses less experienced agents to conduct their open houses. As a result, we never got any offers, and when our contract expired, we immediately contacted Jackie.

She de-listed the property for about a month, did an exhaustive cost comparison (where we discovered we were about $10,000 over what the market would bear), and created a new MLS listing with all new photos. She even made suggestions on staging.

The Importance of Staging
Your Home to Sell.

The correct selling price of your home alone is no longer enough to get it sold. With the large number of homes listed for sale throughout the country, and the number of distressed, short sale and foreclosed properties, you house MUST stand out from the rest in order to get inquiries, walk-throughs and ultimately, offers.

The biggest mistake most sellers make is not "staging" their home in order to maximize the impact when a prospective buyer walks in the front door.

However, the house MUST first have curb appeal... most sellers would be surprised how many people judge a house by how it looks from the curb. Here are a few things to do to at least get someone to stop and look:
  • Cut the grass...an unkept yard screams "the inside is a mess, too!"
  • Make sure all the bushes and trees are trimmed so that the house is clearly visible from the street.
  • Repaint any areas where the paint is faded or peeling. Repaint the front door a contrasting color to make it pop.
  • Plant colorful flowers near the door, and add decorative urns that provide a welcoming atmosphere.
  • Update the mailbox, light fixtures and house numbers if they are in bad shape, tarnished or out-of-date.
  • If you have a blacktopped driveway, have it resealed so that it looks new and fresh.
  • Edge around all flower beds and trees, and add a fresh layer of mulch.
  • If your house is listed during the spring through fall season, repair bare spots in the grass using sod (available at many garden centers).
